1010 Reservation Road (aka Wilson Dam Hwy), Muscle Shoals, AL 35661
The TVA Muscle Shoals/Wilson Dam Reservation is comprised of approximately 3,000 acres that were acquired from the War Department in 1933. Prior and current uses of this property include chemical production for explosives, fertilizer research and development, and TVA operations. TVA has identified approximately 1,400 acres of the Muscle Shoals Reservation that could be made available for redevelopment following appropriate review and approval including about 1.4 million square feet of buildings, sheds, and other structures. This property is primarily located south of Reservation Road and does not include the public use spaces or walking trails and other undeveloped areas on the north side of the road adjacent to Wilson and Pickwick Reservoirs on the Tennessee River.
TVA is working with representatives from the Shoals community in this effort, and the local officials have formed the Northwest Alabama Cooperative District (NACD) for that purpose. This group is comprised of representatives of the cities of Florence, Muscle Shoals, Sheffield, and Tuscumbia and of Colbert and Lauderdale counties. TVA has committed to work with and through the NACD on the possible redevelopment. As a part of this project, a comprehensive redevelopment plan will be developed. This plan will include input from interested stakeholders and the general public and serve as the roadmap for how the property could be redeveloped consistent with the environmental review. Proposals for uses on the property will be identified and vetted during this planning process.
TVA retained Lord, Aeck & Sargent, who worked with Mactec and RCLCO, to complete building structural and resue rankings and economic analysis. These studies were completed in 2010. In addition, as required by the National Environmental Policy Act, TVA is completing a draft Environmental Impact Statement (EIS) to address potential environmental impacts from the proposed redevelopment. TVA has also initiated consultations with the Alabama Historical Commission regarding archaeological sites and buildings and other structures eligible for listing in the National Register of Historic Places. These activities are scheduled to be completed by spring 2011.
